Description
This wonderfully spacious one-bedroom apartment sits on the leafy periphery of Hampstead Heath, mere minutes on foot from Parliament Hill. Although the approach to decoration is contemporary, the integrity of the building's Victorian origins shines through in sweeping proportions and tall sash windows. High-quality materials have been used throughout, particularly in the joinery used to carve out a substantial amount of storage space across both of its storeys.
The Tour
Savernake Road is lined with tall Victorian houses formed of red brick and with stucco-dressed bay windows. A bridge connects from the street directly to Parliament Hill, which lies just beyond the road's boundary. Entry to this apartment is via an original front door, with stairs that reach up to its private first-storey entrance. Stairs then rise to the second floor, where the apartment's living spaces unfold. On arrival, there is a large cupboard for hanging coats and stowing shoes.
Wonderfully generous and loosely arranged in a wide L-shape, the open-plan kitchen, dining and living areas are brilliantly cohesive. The light from three sash windows along the front aspect is met by that from a rear window in the kitchen, a configuration that draws light into every corner of the space. Each of the windows in the front is dressed with linen curtains. Engineered solid oak flooring appears here and throughout, as do smart Vasco radiators.
A sitting room is arranged at the front of the room, with the superb kitchen and dining space beyond. Matching fire places offer a sense of symmetry and proportion to the space. The kitchen has sleek grey Reform cabinetry with a four-ring hob and a sink with a John Pawson tap. Along the opposite wall, a bank of the same cabinetry runs from the kitchen to the end of the sitting room, with an oak waist-height ledge that provides an ideal display space for art or books.
The stairs to the upper storey are formed the same honey-toned engineered oak, with a matching rail and painstakingly restored original spindles. A new window is passed en route to the apartment's bedroom, where a further two new windows have been added. As with downstairs, the walls here are finished in Farrow and Ball's soothing Wimborne White, a hue that creates a soothing ambience. There is plenty of hanging and drawer storage in the eaves, discretely tucked behind neat cabinetry.
Pristinely finished, the bathroom lies adjacent, with a Lusso Stone bath and a separate shower cubicle. Fittings are again from John Pawson and there is underfloor heating beneath neutral tiles.
Outdoor Space
Accessed via a door on the second floor, the apartment has a generous, south-east-facing terrace designed with entertaining in mind. The space is bounded by a wrought iron fence and has plenty of room for potted plants and seating. Its elevated position provides views across the surrounding architecture, including the intricate semi-circular window of the nearby All Hallows' Church, designed by influential 19th-century Gothic Revival architect (and recipient of the riba Royal Gold Medal), James Brooks.
The Area
Savenake Road is exceptionally located in the Mansfield Conservation Area, bordering the south-eastern end of Hampstead Heath at the base of Parliament Hill. The Heath offers freshwater swimming year-round in the men's, ladies’, and mixed Bathing Ponds, as well as some of London’s most beautiful woodland walks. Parliament Hill Lido is just 10-minutes walk away. In addition to elevated views of the city from Parliament Hill, there are tennis courts, cafes and Kenwood House, a wonderful 17th-century country property and gallery.
The apartment is also a short walk from the quality provisors and cafés of South End Green, which include and a branch of the much-loved Gail’s Bakery and the independent Redemption Roasters. The centre of Hampstead Village is also in walking distance, with its excellent variety of further larger shops such as Planet Organic, restaurants and cultural distractions, including the Everyman cinema. Across the heath, towards Highgate, is Swain’s Lane and its wonderful array of independent suppliers, including Bourne Fishmongers and Fam Greengrocers. Additionally, there is a weekly farmer’s market every Saturday morning on Parliament Hill’s eastern side.
Transport links are excellent, with the London Overground at Gospel Oak station just an eight-minute walk away. Nearby Belsize Park underground station on the Northern line is 14 minutes on foot.
