Description

An attractive, three-bedroom detached cottage with a garage, parking and gardens surrounded by green spaces in the idyllic village of Cookham

Description
In a prime setting within the highly desirable Cookham Dean, surrounded by the National Trust protected land of the Cookham Commons, Cat Bells provides the opportunity for idyllic village life, with lovely views over the bucolic street scenes. The property is moments from the well-respected village primary school, the church, a number of pubs and beautiful countryside, while being well connected to urban areas: Less than a mile and a half from Cookham station and amenities, and about two and a half miles to Marlow’s thriving High Street. The house was built in the 1970s as a modern cottage-style home, and has a pretty appearance and good kerb appeal. The detached house has been well maintained and presents a fabulous opportunity for modernisation, with great scope to personalise according to the new owners tastes. While largely modern, the house has character features including exposed beams and brick detail in the kitchen.

The layout is somewhat versatile, with one of the garages already converted to provide additional living space. The ground floor now comprises a 20ft dual aspect sitting room, separate dining room, a kitchen/breakfast room, study and shower room with WC. Upstairs there are three good-size bedrooms and two bath and shower rooms, with good storage including built in wardrobes and cupboards on the landing.

Cat Bells has a fabulous position in the middle of Cookham Dean, close to all the village amenities and within easy reach of public footpaths. The house is set back from Bigfrith Lane behind a pretty lawn, with a stately silver birch to the front and a number of shrubs and climbing plants providing colour and interest. The parking and garage is accessed from the rear via School Lane and a cul de sac shared by the neighbouring homes. A side gate provides entry to the enclosed rear garden, which is partly walled and comprises a paved patio, parcel of lawn and mature shrubs around the borders – a great space for entertaining.

Location
Cookham Dean is a highly regarded and picturesque village conveniently located for the M40 (Junction 4) and the M4 (Junction 8/9) which provides access to Heathrow Airport and the M25.

Day-to-day shopping needs are well served in Cookham Rise; more extensive amenities may be found in Maidenhead. Rail connections to London (Paddington) are available from Cookham Rise (via the branch line to Maidenhead), providing services to the City and beyond via the new Elizabeth Line.

Nearby Marlow offers a superb range of retailers, with an eclectic mix of local independent and national retailers. There are numerous bars, cafes and restaurants dotted around the town offering destinations for any occasion. Marlow itself is situated on the banks of the River Thames and the Thames Path follows the river through the town.

Just outside the town, the area opens out to glorious rolling countryside and a designated Area of Outstanding Natural Beauty. Outdoor pursuits are numerous, as are golf, football, cricket and rugby clubs.
